In 2016, we launched our first living lab office in Hong Kong. This initiative sparked a significant shift in how we approach our work and advise our clients. Subsequent iterations in New York, London and Shenzhen have continued to evolve, each building upon the data gathered and lessons learned from the previous.
In each new living lab, we harness the full breadth of M Moser’s multidisciplinary expertise. Through developing and measuring the impact of our ideas, we are committed to delivering unparalleled value to our clients across our global network.

M Moser, Mumbai Working towards a net zero future means creating more adaptable and resilient spaces. We have delivered measurable carbon reductions guided by evidence-based decisions. This has been achieved by testing and trialling smart building technologies and through initiatives like green material libraries and circular design, as seen in our Amsterdam studio, the first living lab to target net zero certification.
Smart building technology influences many aspects of our spaces. Sensors analyse performance, providing insights into utilisation, work preferences and behaviour. This information is then sent to a digital twin and combined with data on energy usage, carbon emissions and environmental quality. Insights like these empower us to make informed decisions now and in the future.
We are able to model and simulate how workplaces are being used through our digital twin systems. One use case is our ability to predict meeting room demand and assess how successfully a configuration will meet it.
We understand the power of community and local culture. These elements inspire us to create and build deep connections to where we live, work and play. We amplify each living lab location’s community connection by incorporating local art, objects, signage and bespoke installations.
At our Paris living lab, we engaged Saturn, a French illustrator, to create a bespoke mural in the wellness room.
Our living labs are more than workspaces—they are hubs where we scale for sustainability across design, engineering and delivery. Each living lab location helps us advance towards our environmental commitments, ensuring our operations reflect our dedication to a net zero future. Ultimately, the insights we gather enrich our practice and are integrated into the solutions we provide to our clients. These spaces allow us to invent, design and build so our clients can excel – and in turn, create meaningful change.
